Installing and Configuring the Alarm.com Smart Thermostat (ADC-T2000)

The Alarm.com Smart Thermostat (ADC-T2000) delivers energy savings, HVAC automation, and smart control through the Alarm.com platform. Follow these steps for safe installation, setup, and configuration.

⚠️ Safety Precautions

  • Turn off power to the system at the circuit breaker before installation or servicing.
  • Leave power off until the thermostat is completely installed.
  • Do not test the system by shorting terminals—it may damage the thermostat.
  • This thermostat must only be powered by 4 AA alkaline batteries and/or a listed Class 2 power supply at 24 VAC (C-Wire or wall transformer).
  • Do not connect to high voltage systems (120–240V). If unsure, contact an HVAC professional.

Recommended Tools

Screwdriver, drill with 3/16” bit, level, multimeter, needle-nose pliers.

Placement Guidelines

  • Mount on an inside wall about 5 feet above the floor.
  • Avoid direct sunlight, drafts, damp areas, or near appliances that give off heat.
  • Install in an area with good air circulation.

Preparation

  1. Test the existing system to ensure it operates correctly.
  2. Turn off power at the circuit breaker.
  3. Remove the old thermostat cover but do not disconnect wires yet.
  4. Take pictures of existing wiring for reference.
  5. Label wires using provided labels, then disconnect and remove the old thermostat.

Wiring & Installation

  1. Mark screw holes and secure the back plate to the wall. Use the trim plate if needed.
  2. Reconnect wires to the new thermostat terminals. If both RH and RC wires are present, remove the jumper.
  3. Insert four AA batteries (recommended even when using C-Wire for backup power).
  4. Attach the thermostat body to the back plate securely.
  5. Restore power at the circuit breaker.

Connecting to the Z-Wave Network

  1. Set thermostat to OFF mode.
  2. Put the Z-Wave controller into inclusion mode.
  3. Press and hold the down arrow button on the thermostat until the wireless icon appears solid.
  4. If pairing fails, exclude the thermostat first and try again.

System Configuration

Use your Alarm.com account to configure:

  • System type (Heat Pump or Conventional)
  • Number of heat/cool stages
  • Heating fuel type
  • Calibration temperature
  • Advanced settings (swing, differential, fan circulation, etc.)

Operation

  • Modes: HEAT, COOL, AUTO, EMER (for heat pumps), OFF
  • Adjust temperature with ▲ / ▼ buttons
  • Display will pulse when adjusting set points; after 5 seconds, it returns to room temp display.

Troubleshooting

  • System not turning on: Allow 5 minutes for compressor delay. If still not working, call HVAC professional.
  • Heat pump cooling instead of heating: Verify O/B setting in configuration.
  • Batteries draining quickly: Ensure C-Wire is connected properly.
  • Not holding temperature: May indicate wiring or HVAC system issue.
